Note that these are general answers based upon feedback we received from clients and others. There are always exceptions. Yes,
it is "possible" that an investor may actually have cash and does not need an appraisal. And yes, it is "possible" that
a real estate agent may be representing a buyer that has cash and can close quickly.
However these answers represent what, in
our opinion, happens far too often - what is typical and therefore what you may likely expect may happen with you. These answers
are based upon our experience, the feedback we received and from conversations with a variety of others who say they "buy houses",
etc. You of course, must form your own opinion.
If your Client's property and situation meets our purchase parameters, things
are likely to move along as they have in the past and as described above - smoothly and successfully. No - we do not buy every
house we see or are asked to buy.
These People Were Fed Up and Disappointed!
Here Are Actual Comments Taken From Discussions
We Had With Clients, Prospective Clients And Others Describing Their Experiences With People Who Said They Would "Buy" Their House
or While Their House Was Listed With An Agent.
1. "...He booked appointments for showings. Then there were several
no-shows. He gets huffy and belligerent. He even hung up
on me several times. He misled
me about his fee (commission)."
2. "...I saw a sign on a telephone pole and called. I wasn't impressed. He
really didn't know enough. He was very uncertain. He
did not say he had any money but had
to talk to his people first. I spoke to another investor, he took several days to get back
to us..."
Nothing came of it.
3. "...I would never use him again. He was not experienced. He changed what we agreed to.
He could have handled it much
better..."
4. His ad says he buys for cash. Yet he does "not
have any cash personally". He has to "find another investor with money".
5. His ad says he buys "any house in any
condition". Yet he says he has no money of his own. He has "partners" who must
approve the deal first.

His ad suggests that you can sell your house to him immediately. But, again, he has no cash to buy of his own. He must
find
investors who have money, are interested, and who may consider the deal.
7. "I called one of the ads...He
was unprofessional, pressing, wanted me to rent my house, wanted my equity..not very nice. I
justwant to sell not, play games..."
8. "...I was not impressed with him...Didn't seem professional...Was quick too assume..."

"...He led me down the rosey path and made me jump through all kinds of hoops. He said "we're going to have this signed,
sealed and delivered." Then he couldn't find (someone with money) an investor. I believed him because
he sounded good on
the phone. In the end he just gave out on me..."
10. "...He was very rude.
It was obvious that he was put off by speaking with a woman. He kept on insisting he speak with my
husband..."

And another: His ad says he buys houses for cash. Yet in reality, he has NEVER purchased a property as a "real estate
investor";
he has very little training; he has only a few thousand dollars available and CANNOT AFFORD to buy a house. As
a matter of fact, he does NOT even WANT to actually buy a house (eventhough his ad will lead you to believe exactly the
opposite) - he merely wants to act as a finder, try to identify someone else who does have the money and simply pass the
lead
along to them.
12. "...I called an agent whose ad says he gives free market analyses.
He said "I'll give you a call back today." I stayed at home
all day waiting for him.
He never called...Thank you very much for returning my call. Thanks for your time and help."
13. "...We really needed
to sell. (I called two of those guys who says he "buy houses") he wanted to rent my house for 2 years
and pay me after they sold my house. I can't trust that they'll make the payments. What happens if they don't?
I'm stuck..."
14. "...He had a bad attitude - very pushy. He acted like he didn't even have time for me, like he couldn't
be bothered..."
This statement says it all:
"...I was so utterly unimpressed...It was a waste of time..."

moved quickly and efficiently...It was comforting to have (you) assist and listen to me..."
4. "...God I'm glad I touched base
with you!..."
5. "...You are definitely a professional, a business man..."
6. "...I appreciate your honesty and for being
a good listener..."
7. "...I'll definitely recommend you if I hear of anyone who gets into this situation..."
8. "...We
have both come to agree that we...need your help..."
9. "...He sounded nothing like you (not nice or well-spoken)..."
10. "...I
appreciate all the time you took to answer my questions...If ever I can help you in any way, I feel like I owe you one..."
11. "...You
did everything you said you would do...We appreciate everything you did for us..."
Your Client can sell his real estate (land,
home, condo, apartment building, etc.) quickly and easily.
- He can do this without paying commissions, without formal involvement
of banks with their approvals and inspections and without having to participate in a confusing or misleading scheme as is
often used by others who say they buy houses.
- If your Client must sell due to divorce, relocation, loss of job, illness, inheritance,
foreclosure, bankruptcy, or for any other reason, he should at least consider what we offer.
- Many others have spoken with us and
decided it was in their best interests to work with us. And they were glad they did.
Again, there are absolutely key differences between
how we handle the sale of real estate and how a real estate agent handles it.
- All a real estate agent can do is to secure the listing
and try to market the property (maybe) - we were told that some agents have been known to simply place the property into
the MLS (Multiple Listing Service), then sit back and wait for the phone to ring.
- Your Client and the agent can both hope
it will sell - that he will get the price he needs, that he won't be beaten up by a home inspection, that the Buyer
will be qualified to buy the house and ultimately approved by a bank, that the closing will go smoothly and on time, etc.
- There are
a great many things that can fail and prevent the timely sale of the property.
If your Client requires greater assurance that the property
will be sold, in the time frame you and your Client needs, without simply hoping and helplessly waiting, call us.
You have choices. There are several ways to approach the sale of your home.
Some real estate agents are excellent and will get the job done. While others will disappoint you.
Some investors may be true to their word.
But in our opinion and in the experience of so many people who called us from all over the country, most will waste your time and put you at risk. They CANNOT be trusted to do what they say.
