Our approach is traditional:  We review the property and situation.  If we are interested and can agree on price and date of close, and assuming there are not title or other problems of significance with the property, we write a check from our accounts and we purchase the property.  Period.  No schemes. No games.

How It Works, in Summary:
 
1. We purchase homes which we believe we can resell quickly, once we invest the necessary time and money to perform all
    necessary repairs. This logically requires that we purchase homes at some reasonable discount below market value (so
    that we may cover our costs and earn a modest profit). This discount has been reasonable and acceptable to every one of
    our Clients!
2. No... we do not buy every house we see.  We are prudent and selective - to help ensure that when we do participate in a
    purchase, it proceeds smoothly and successfully - and is likely to generate a "thank you" letter from a satisfied client.
3. We usually do not keep the homes and rent them, but rather make them available to a prospective home owner seeking a
    home in good condition at an affordable price or to another investor through assignment or sale, also seeking to make a
    purchase.
4. The actual approach we use to screen and buy homes has taken years to develop and test.  It is proprietary and works
    very  well.  Read the opinions of our Customers. We will be glad to share the details in our first meeting.
5. If the property qualifies according to our proprietary purchase criteria and formula, and we can agree on a price that
    meets your Client's needs, we can present the Client with a written Purchase and Sale Agreement, with an offer to
    purchase, for CASH, on the spot!  If the property does not meet our requirements for a purchase by our company, we may
    still be able to provide an answer that works for your Client.
6. We run the process, take care of the paperwork, organize the team, etc.
7. Remember - we DO NOT have to qualify for a loan and hope we can close - as is the case with most Buyers (and even most
    of those people who say they buy for cash!).  If the Buyer doesn't qualify for his loan, the Client doesn't sell his property.
8. When we buy a home from someone it is a fast, easy, hassle-free process.
9. And of course, we do NOT charge commissions.
