Predators? Yes...Many "Investors" Behave As You Expect.
Beware of Those Who Will Scam and Mislead.
Unfortunately, we are
embarrassed by some of the people we met in this business - people who are real estate "investors", people who say they "buy houses",
etc. There are many reasons. These individuals can be crude or abrasive, mislead or misrepresent or are otherwise
unqualified to truly be of value to people who are in need.
There are many people out there trying to "buy houses". Some:
1.
are just TV infomercial graduates who are out of work or not earning enough money and are trying to "get-rich-
quick";
2. are
real estate appraisers, auctioneers, agents, insurance adjusters, even attorneys - and will tell you
that their
backgrounds make them more trustworthy and better able to assist;
3. have been in serious financial trouble or have had
liens filed against their personal homes by dissatisfied Clients;
4. will have signs, ads and slick sales pitches
telling you they can and want to buy your Client's real estate, some
will even say for cash;
5. will
have little if any money or even the ability to qualify for a mortgage to buy a home and therefore CANNOT
actually
make a tradtional offer to simply "buy" the property IN THE TRADITIONAL MANNER for cash, with their own
cash, or
with a mortgage, and actually take title in their own name;
6. will use the word "buy" very differently than the rest
of us - and lead you or your client to believe that they can
and will buy in the traditional manner - but they
cannot and will not and will therefore, use some scheme to try and
take control of the property without their
actual use of all cash or a mortgage to actually "buy it" the way most people
think of "buy" - trying
to do is a "no money down" or "little money down" deal;
7. will tell you they represent other people who do
have the money or tell you some other story that will make you
think they have the money to buy; or
8. will be UNABLE to PROVE, IN WRITING, that they actually have the funds, in their owen accounts or pre-approval letter
from a bank for a mortgage (not just a "pre-qualification") - to proceed with a traditional purchase - and you should
ask for the PROOF; ( and if you ask for this actual proof, they may either stall or they won't be able to produce it -
and if they do, call their bank Manager to verify it.)

It is absolutely essential that you realize that all real estate investors or people who"buy houses" are NOT alike!

NH - area "investor" "...He kept on banging on our door. He kept coming back. We told him we weren't
going to sell but he kept coming back!..." SW, Goffstown
"...Yeah, we had one of those ("buy houses") guys here.
It was kind of a backwards scheme he was pushing...Getting a renter in here and blah blah blah. It wasn't like we were really
selling the house to him (although he said he "buys houses"). It was we were getting a renter in here. If we wanted to
rent it we would rent it. Another ("buy houses") guy from Massachusetts was supposed to come up. He never showed up. And didn't

You get the message. This is only a small sample of the people who have criticized and were simply disgusted
with those who called themselves real estate "investors" and who said they could "help'.
